Tier 2 Visa Extension, before Visa or Contract end?

Halo, I have quick questions.

If remaining with the same employer which currently sponsors my Tier 2 visa, is the deadline to apply for a Tier 2 visa extension the end of the contract with the employer (end of July), or the last day of the visa (mid-August)?

By when does the employer need to apply for and get a new certificate of sponsorship, at the end of my contract or end of visa?
