PR 6 years = Citizenship ??

PR docs and NA docs state that you need 5 years to get PR and 1 year after can get Citizenship or if you have stated for 6 years you could get Citizenship e.g.

"If you’re not the spouse or civil partner of a British citizen, you must have held permanent residence status in the UK for at least 12 months before you are eligible to apply. This means, for most people, that you must have lived in the UK for at least 6 years before you can apply for British citizenship."

BUT

Naturalisation booklet page 9 states:

"But remember that, unless you are married to or the civil partner of a British citizen, you
should normally have held permanent resident status for 12 months before applying for
naturalisation. This means that you may need to wait until you have been in the UK for 6
years before you can apply. When you apply for a permanent residence document the
evidence that you supply for your EEA(PR) application must be for a 5-year period that
ended at least a year before you want to apply for citizenship.
For example:
If you apply for Permanent Residence on 1 January 2018 and want to apply for citizenship
once that application is decided, you should send evidence that shows you were exercising
Treaty rights as a qualified person or family member from 1 January 2010 to 1 January
2017."

Should it not have been "from Janauary 2012" - since Jan2012-Jan2017 = 5 years and Jan2017-Jan2018 = 1 year so 6 years in total?

You need to apply one year after the date of your acquisition of PR (not the date of the DCPR) according to the Home Office system.

When you apply for your DCPR, submit proof of the earliest possible period which would qualify you for PR. Along with your DCPR, you will get a letter stating the date that they have on the system for you having acquired PR (which is based on the evidence that you sent). You can apply for citizenship one year after the date mentioned in the letter.

That's what I have read as well - so why does there say "January 2010"? Am I missing a trick here? Could you please explain in simple language?

If I use RESIDENCY QUALIFYING PERIOD: 1.11.2012 - 1.11.2018 and apply for PR now, will Home Office qualify 1.11.2012 - 1.11.2017 as 5 years Permanent Residence and 1.11.2017 - 1.11.2018 as 12 month residency so I can apply for Citizenship straight after that?
