Hi there,
I am moving as a lodger in a 3 bedroom house with a work colleague (the home owner) who is married with no kids so only 2 people lives in the property at the moment.
I will be sharing the bills and paying a little bit towards the shopping. NO TENANSY WILL BE SUPPLIED

I have explained to my colleague that I will be applying for my wife to live with me in that room and he has agreed, he is happy to provide a letter stating that he doesn't mind my wife to join me in the room, then he told me that a few years ago he had some relatives renting a room from him, they have applied to the home office for a visit visa which got rejected, they are still appealing against the decision.

There is only 2 people currently living in the property but the address has been used for visas purposes a few times in the last five years since my colleague bought it, would this address be suitable for the spouse visa? how would the immigration case worker check whether the house is overcrowded or not? has he got an access to online database to check the number of people registered at the address as my colleague not sure if the ex family lodgers still registered on the same address or not!

It seems strange that his previous tenants submitted a visitor visa 'several years ago' which was refused and this is still going through an appeal.

You need to ask for further clarification on this.

You will need a letter from the landlord/owner + evidence that he actually owns the property and isn't sub-letting.

Thank you very much Casa for your response.
He is the owner of the property for sure and he does live at the 3 bedroom house with his wife so there is only 2 people actually living at the address at the moment.
He will for sure provide me a letter stating that he is happy for me and my wife to live at his address.

My question is, do I have to submit a property inspection report?

Also, if the visiting visa for the previous lodger which got refused last year (still in court) would this effect our spouse application? Has the immigration officer got access to check the property registered names in case the old lodger's names still on the property!
