I am currently renting a 2bed flat which was on a 6month contract from January and I will be providing the tenancy agreement to sponsor my wife on spouse visa. As my contract mentions only maximum 1 person can live in the flat would I need a letter from the landlord to say he agrees for my wife to live with me, that I am up to date with my payments, etc...

and also would I need an inspection report to show theres enough room in the flat, that its not overcrowded or is the landlord letter enough to show only I live here currently.

You need a no objection letter from your landlord stating your wife can live there.

If you live there ALONE, then there is NO inspection report required.
