Bhatti i am not employed as working in an office. I ve money invested in property. I am joint share holder. I also own house in def, karachi. My bank bal is pretty decent. I showed them receipts of installments i ve been getting from property plus proprerty sales contract copy, plus house ownership document going back to 2017. I am single living alone. i thought visa will get refused for that, but there in no mention of family ties on the refusal letter. It just says that he or she is unclear on the source of funds in my account n i have not provided proof of these funds in my account. Is it possible that visa officer did nt get all my documents? Or may be they did nt review properly.

There is extra information on the sheet on the visa form did you explain in that section that you sold your property and receiving instalments on that property regular basis and that is your source of income and also it’s very important to tell them what you do for living
The way you mentioned you have documents it should be ok to re apply.Do you own another property or assets
Provide them details .

I had applied with help of a consultant. I made bank reconciliation statement too explaining large deposits n attached receipts.We thought the financial situation was covered n the problem would be weak family ties. I will apply again i think because my financial situation is ok . I went back as far as 2017 to explain the source of funds. Or may be they are playing games with us . I ve heard bad stories of how they are treating pak citizens in abudhabi embassy.

My visa consultant miscalculated my yearly income. The letter is saying that deposits in your account are larger than your stated yearly income. I just mentioned interest earned as income. One mistake idetified. Yearly income should include every penny you get in a year. I am not an accountant neither was this idiot who charged me money for consultancy.

Re apply carefully and answer their refusal it should go through also yearly income should be as close as possible that’s what they want make maximum amount of money from visa applications but most of times poorly applications.

There is a big debate now what yeatly income should include. Just interests earned or also cash flow from inherited property sold? Cause in the letter it is mentioned that my deposits do not bear relation to stated income meaning deposits are larger n income stated seems lower.

You can email ukvi it cost1.37 pounds per minute or email them from website ukvi contact email cost 5 pounds and few pence but ring them and they will answer your query.if you need number I can send you.

Bhatti sahab Junaid here. User name was Elfrider. My second visa application is also rejected. The ECO has not even bothered to look at my application. He just rejected my application by providing childish reason.
I don’t care about money now I will Sue him. I will go to British High Commission islamabad. If he was unable to understand something then he could have called me for an interview to clear the situation. He just refused my application in 3 days.

Sorry to hear that there is procedure if you not happy with decision is it the same reason they refused last time or something new you can make formal complaint
Or take into judicial review which is very expensive.
But depends on case you need to speak to lawyer first.

Bhatti sahab i have no objection against visa refusal. But at least they have to go through the documents that i have provided for previous rejection. They provided me 4 reasons in the previous rejection. The ECO didn’t looked at a single reason and refused my application giving new reasons. If he had gone through my whole application then he has no ground to reject my visa. I cleared mention in my application that i have savings. I have the print of my UKVI application and its clearly mentioned that i have declared my savings amount. And as i told you he did not bothered to see my UKVI application properly and provided a reason that i have declared that i have no savings. I will go to PM secretariat. I will try to meet PM regarding the whole scenario. Its not just my problem. It was my hard earned money and i will sue them. I am saying this again that they have every right to reject my application but not without studying. They are just earning money by rejecting every application.

Junaid make a formal complaint if you think they been
Unfair to you write email to ukvi and follow their complaint procedure.And wait for outcome because they do take complaints seriously.

Its obvious that they are being tough on pakistanis. Refusal rate for india is much lower. My refusal letter is also ridiclous. The eco has nt gone through all the documents i provided n is saying there is no source of funds given. Does anybody know how Australia is treating visit visa applicants from pak? Are they a bit more lenient?

I got this reply today and before this I received only the one email a week back stating my application was not straightforward.
"Dear Sir/Madam,
NOTE: Fulfil all the below requirements for collection.
Thank you for your patience, we would like to confirm that your concluded application has arrived at UK Visa Application centre and is ready for collection. You are requested to please visit UK visa application centre to collect the passport......."
Does this usually mean a refusal?

I think not straight forward email from Abu Dhabi had ‘concluded’ in the letter. OP can confirm, mine certainly did.
Wording below
‘Unfortunately the processing of your application has not been straightforward. This means that we will be unable to make a decision within our published customer service standards.
We will notify you when your application has been concluded, and you will be contacted by the Visa Application Centre when your documents are ready for collection’
Any idea???

This does not mean refusal neither it means granted
The only way to know is when you get passport and open it and see stamp but I maybe wrong the email you got from visa center looks like visa granted but good luck.
