Inviting relatives

Hi,

I am on HSMP and i want to invite my mother and sister to UK to visit me. Please let me know what documents do i need to submit? I've following documents, please let me know if these are sufficient?

1- Invitation Letter (Inviting them to visit. Do i need one letter or two for each of them?)
2- My Salary Slips
3- Bank statement and funds (Enough funds to support both of them)
4- Council tax and Water bills for my house (I am renting a house and have 2 rooms available to accomodate them)

I don't have a contract with my landlord, do i need a contract?
