Spouse Visa Application - Accommodation in the UK section

Hello everybody. This is my first post.

I am currently applying for a spouse visa. My husband is currently living in England in shared accommodation.
In order to fulfil the “Accommodation in the UK” requirements, do we need to be renting the house at the time of submitting the application? Or can we say that we are planning to move to that property?
I am super confused about this particular section. My husband is living on his own, and with the current situation I am hesitating about asking him to rent a house when I am not sure when I will be able to meet him again :S

I appreciate all the advise you can give me.

If that place is not overcrowded and habitable to live then at least a double room might be sufficient. But he will have to arrange few mandatory documents such as lodger/tenancy agreement, landlord (excluding lead tenant) noc letter and the property inspection report.

Accommodation HMO - Spouse Visa Application

I am completing my application for Spouse Visa. I am currently living in Colombia.

My husband is renting a large room in a property in Manchester. Our landlord is very friendly and will provide us with a No objection letter and the tenancy agreement, and he is ok for us to apply for an Immigration property inspection.

However, the Manchester Council website says that: They won't provide an Immigration property inspection for applications received for rented accommodation that is shared with members of another family.

Additionally, due to corona, the landlord has not been able to acquire his HMO license. He is currently living overseas, trying to apply online, but the house is very big and in pristine condition.

I need your advice, I am freaking out!

If you have any family member/friend with sufficient space and willing to provide similar documentation then you may even consider that arrangements instead.

In case we find a friend with a spare room and happy to help us, what are the requirements for my friend and what are the requirements from me? do we need to make applications to the council for a permit? does he have to make changes to his council tax or something like that?
I may have somebody in mind, but I would like to come straight before asking him.

1. I asked the current landlord in the HMO about the license application :( he hasn't replied yet.

2. The potential friend that could let us use his house for the accommodation requirement is a work colleague from my husband. He lives on his own and has a big spare room that he offered to my husband in the past. His house is in the countryside but close to the city however, my husband would not like to move there. The question is, can we use the friend's details and documents even though my husband is not living there? if yes, what should we say in the letter...that we would move once I get the visa?
