Spouse visa extension “Rented Accomodation”

Good afternoon guys
Hope you guys are doing extremely well

I am applying for my wife spouse visa extension on
July 2021. At the moment I am renting 2 bed flat with my wife and my brother from property management company( Note: we have enough rooms for 3 people ). All of our names are included on tenancy agreement. It’s one year contract and going to expire on end of September. After that contract might change to periodic but not sure.

So by the time we apply spouse visa extension, there will be only two months left on tenancy contract.
Will it be ok ?

Also I heard you have to submit proof of ID of landlord as a mandatory documents.
I have never met my landlord because our property is managed by property management company.
So how can I sort out this issues?
And what other accommodations documents I have to submit ?
Hope you guys will be able to answer my queries .

And what other accommodations documents I have to submit ? Are you aware of evidence of cohabitation which is letters in both your names ×6 over the last 2years spread evenly 3-4 months or 12 of such letters if addressed individually to you and spouse I.e. 6 from each of you?

Proof of cohabitation documents. I have prepared
1) 3 separate documents for my wife
2) 3 separate documents for my self
3) 3 joint documents
From four different sources
I hope we can mix n match ?
Or does it have to be 6 individual documents for each of us or 6 joint documents?

Good evening friends

I have been working with a company for more than
a year and I have a zero hour contract. But I do work at least 40hrs in a week always. I do get paid
Monthly and always manage to earn more than £1550/month. My rate of pay is hourly and sometimes I work days and sometimes night.
I guess this makes my employment non salaried ?
Please can anyone explain this to me because I am
planning to extend my wife spouse visa under Cat A
“Non salaried income”

Also what information to include in employer letter
for non salaried employment in order to prove required threshold £18,600 ?
( for example in my case I don’t have fixed yearly salary. On zero hour contract but permanent. )
Please if any of you guys have any employer letter format for non salaried income ?

Your employer should state your hourly rate per hour and also mentioned that you are on zero hour contract since you don’t have a fixed annual salary.

Add your last 6 months wages divide by 6 x 12 and whatever you get from this will be used to meet the threshold.

I get paid on 15th of each month
Example : the hours that I did on the whole month
Of May, I will get paid on 15th of June.

My wife spouse visa expires on the 1st of august.
That means can I submit application from 4th July onwards (28 days before rule) ?

Also if I want to make application before 12th July
using last payslip that I will receive on 15th June
(That is for the work I did whole month of May )
will it be acceptable ?
Because my understanding is that :
If application date is before 12th July
Payslip received on 15th June won’t be older than
28 days
Please clarify this to me ?

When did you wife arrive in the UK?

You need to plan this carefully so you need to calculate from when your wife arrived in the UK till now to see if she has completed 30 months already then subtract 28 days maybe you can apply before this? I would avoid waiting till July 12th
