Switching from YMS to FLR - unmarried

Hi! I'm hoping to come to the UK soon from Hong Kong on a YMS visa. During my 2 years I will be living with my partner (most likely at his parents' house). Would this count as 2 years of cohabitation required for FLR, since I would have to apply before my 2 years is up?

In addition to this, he has been living with me here in HK for several months, which I hope can contribute to the cohabitation. Is it an issue, then, if he returns to the UK a few months before I arrive on my visa? i.e. is this 'gap' in cohabitation acceptable?
