UK visitor visa for parents

Dear all experts, please kindly help.

Myself and my wife in UK( have ILR) and my son have British passport. My parents already visited us back in 2018 and want to visit us again now. I’m sponsoring them and have £4000 in my account. My dad is a pensioner and have 7000£ in india saving account for last 7 months. He gets pension around £300. I have 2 questions here:
1. My younger brother have transferred less than £300 in to my dads account for last 3 months , it’s not a large deposit, will this a problem for his UK visit visa?
2. Also my parents needs to submit a rental agreement? I’m submitting my house registration docs here.

2. Also my parents needs to submit a rental agreement? If you mean Rental agreement for accommodation in UK, NO. I’m submitting my house registration docs here.
