Ttech the answer to your questions lies here then and avoid IAS if you can as you can do this yrself. Please send me a pm if you need further help. Everything you need is available here and free of charge so don't allow any one to charge you for anything. IAS are just being precautious i assume and most of those documents are right and sometimes it is better to have more than none anyway here is what you need:
1. As they are visiting family then the following form needs to be completed
http://www.ukvisas.gov.uk/en/howtoapply/vafs the form you need to complete is VAF1B as she is solely coming to the uk as a visitor to visit family so the tourist visa does not apply. If there is someone ill in the family she is visiting then a letter from that persons medical expert will help greatly.
2. Land is a good reason for her to go back so you will need proof of the land documents etc. As i said earlier what the ECO looks for is proof that the application form and documents bear a resembelence and it looks realistic as give them any excuse to make assumptions and the chances of failure are high.
3. So I assume you are the sponsor if that is the case then send them a letter saying to whom it may concern, your relation to applicant, the purpose of there visit, where they will stay and make sure the sponsor has all relevant documentation to back up there finances etc.
4. That is a plus point.
