Propert Inspection Reports - any guidance?

Post by marc1234 » Fri Jan 15, 2010 1:35 am

Does anyone know if normal real estate agents are suitable to complete a Property Inspection Report to show that the residence me and my partner will be living in will not be subject to overcrowding? We are in australia at the moment and are finding it hard to locate information on this issue! We are soon to be married and will be applying for a spousal visa later in the year.

Marc, if only you and your spouse intend to reside in th eproperty, there is no need to get a report.

Such reports are only neccesary for people from Indo subcontinent where the kids after getting married intend to live with their parents and other siblings in the family house. In such cases there are grounds that the property may become overcrowded and as such will require a report.

In your case where you and your spouse only resides,it is unlikely that it will be overcrowded and therefore you do not need the report.

However you will need to send proof that you own or rent the house by way of title deeds or a tennancy agreement.

If you want to do such report just take the photos of every room including bath/Spam as well as teh other rooms along with their measurments and send that with your application.

It should suffice the ECO when he looks at your application

Basingstoke and Deane Borough Council do them free, i can't speak for any other councils because i don't live in any other area so would have no need to call any other council

If anybody wants a DIY one , email me and I will send you a sample of one.

This would be ok where no overcrowding is likely to occur.

If they are say 4 or more people in the family, then you best get an independant one done either by local authorities or an estate agents

Hi

Coming to question asked..

Yes independent property estate agent can do Property Inspection report and their fee is normally in range of £50-£100.

Yes it is true some councils do it free..One council I know is Coventry..

And I would recommend to include this report with your application although not mandatory but to be on safer side it is good to include..

Also include Property photographs+Council tax bill+utility bills on your name+election electrol.....This would give a very good pictures...Although again these are optional not mandatory
