I currently hold a Tier 4 Student Visa.
Here are our finances, I'll divide them with my income and without it (because I don't know if immigration takes my income into account. (Which comes from property I own overseas).
We share the flat with a flatmate, (it has two bedrooms, but again I don't know if the Border Agency wants us to have a flat for ourselves).
So the money left each month (only my fiancé's income and without taking into account our flatmate) = 56 pounds
Only my fiance's income (taking into account our flatmate) = 380

Fiance's plus my income (not taking flatmate into account) = 886
Fiance's plus my income (taking flatmate into account) = 1210

As you can see, my income makes the difference.... I have property titles, but again all the property is on the other side of the Atlantic.
