Family Visitor visa for my parents & sister

hi

i m looking to apply for my parents and sister.
I am the sponsor and showing the amount above £10k to cover all their expenses.

But my parents havent got any considerable amount in their bank account. (nothing actually).Although they got some property.

my question , should i go with my application , i m not sure if they will reject on the basis of their bank balance.

They might not if you proved that you will be responsible for all their travelling cost (this must be demonstrated in the IV letter and supporting documents), but they must demonstrate that they have serious ties in their home country which will make the ECO believe they would return home.

Their age is another factor, (as ECO's have this unwritten rule that people above 55 years are more likely not to stay back in the UK).
