Parents visitor visa refused

My wife has ILR and we applied on behalf of her chinese parents for them to visit us - on a 6 month visitor visa. They would be staying with us and we will be funding the trip

They have been refused on a variety of grounds
1. insufficient evidence of our funds. We can remedy this by providing evidence of all our bank accounts (the account we provided had £22,000 in it but since it was a savings account and didnt show our income going in each month- that wasnt enough apprently!)

2. No evidence of the size of our property. I admit to a mistake here in failing to produce evidence of this. My main question is - I have the particulars of sale of the house for the property when i bought it -which has the agents details - the measurements of all rooms, and a plan of the property. However, it is not dated and bears no signature of the agent (obviously, as it is not a formal report) - will this be sufficient or do i need to instruct an estate agent to actually produce a report? The house has 3 bedrooms and is only occupied by myself and my wife

3 no evidence of her parents assets in china so there is a risk of parents failing to return home. This one has got our blood boiling. The checklist with the visa application form makes no mention of this so naturally we didnt provide evidence of her parents ownership of property in china. Why would we? This is a typical example of the Home Office deliberately trying to trip applicants up by not giving guidance that documents are required and then refusing applications when it is not produced. This is wasting everyones time and money. On a practical point - property ownership in china depends on production of documents -theres no registration of land ownership like in the UK - so we dont want to risk losing them by posting them from china to the UK for the appeal. Will a copy be sufficient - does it need to be a certified copy?

We shall now be appealing and providing the documents

any advice on the evidence required for adequacy of accommodation, and generally on the appeal, would be gratefully received.

i would add that they will be staying with us for 2 months, not the full 6 months

we dont want to risk losing them by posting them from china to the UK for the appeal. Will a copy be sufficient

I think you only need photocopies of document to support your appeal anyway. They wont ask for the originals.

can anyone please comment on what precisely is needed to show adequacy of accommodation? I have a document which shows measurements of all rooms, and shows a plan of all rooms in the house. is this enough?

It should be a report by an independant person ( estate agents type house reports, showing room sizes and pictures of them, along with the names, ages and sex of the people already residing there) confirming that the property meets the essential requirements of bathroom, Spam, heating etc and that there is enough space in it to accommodate you all without it being deemed overcrowded
