Visitor visa for parents

I am applying for a UK family visitor's visa for parents for 6 months stay from India. Mentioned below are the list of documents I am enclosing with the application.

Please let me know if missed any document ?

A. Documents as proof of their identity and relationship to me
1. Parent's passport (original) ( as proof of identity, age, address, photo and name)

B. Document supporting my identity and address & availability of accommodation
2. Copy of the bio-data page of my Passport
3. Council tax bill (copy - in landlord's name)
4. Sky Tv first bill (Copy)
5. Copy of the rent agreement
6. TV license fee/ British gas welcome letter
C. Documents in support of sponsor’s visa status
7. Copy of Tier-1 Leave to Remain application letter Dt. .. Ref no: ....
8. Copy of HSMP approval letter
9. Copy of HSMP visa on the passport (expired in january 2010)
10. Copy of the Tier-1 visa on the passport ( valid from January 2010 uptill January 2013)

D. Documents in support sponsor’s source of funds & income.
Employment
11. 6 months salary slip (copy)
12. P60 (copy)
13. Letter from Employer Earnings
14. 6 month’s salary account bank statements - showing around 4000 pounds in account
E. List of family members and their place of residence
F. Sponsorship letter specifying that I will be bearing all their travelling expenses and living costs in UK.
G. Estimated Budget, Summary of availability of funds, source of funds
H. Passport size photo
I. My father's Bank Account statement (jointly-held with my mother)showing a balance of round Rs. 1,50,000 for flight and other initial expenses. Out of this 1,25,000 has been gifted by me (SBI UK bank statement sowing funds transfer attached as proof - next point).
J. My SBI Uk bank account statement showing the transfer of 1730 pounds (equivalent of around 1,25,000 rupees) for travel expenses to my father's bank account as stated previously (point I).
K. Their (jointly-held by father and mother) ICICI Bank demat statement showing their investments - around 3 lakhs
L. Their mutual funds investment statements (jointly-held by father and mother)- valued around 3.5 lakhs

There are some more concerns I have regarding the application.
1. My parents are fully dependent on me and have no other source of income. Do I need to prove that they are dependent on me?

2. They haven't got any land and property in India, plus no other assets in India to talk about except points K,L.
How will I prove that they will definitely go back to India once they come here. I can only say something along these lines that I am the only relative here in UK and all other close relatives- my 2 sisters and their children plus my parent's own brothers and sisters- are there in India (I will be attaching the list of family members for this). One more thing which I can try to explain is that they have lived all their life in India and they are coming to uk because they haven't seen me, my wife and my son for 2.5 years and we want them to visit us for some time. I am not sure how to word this in the best way, so if somebody could help me on this that would be great.

If you can give me any other suggestions to make this application any stronger, I would be very grateful.

Similar to visitors to the USA, they should also show strong ties to India, to satisfy 41(ii).

Thanks Vinny for your response. This is also my major concern. How do I prove the strong ties. I know that they have always lived in India and they prefer life there, and they won't be settling here, but how do I prove that? I can only think of points as I mentioned in point 2 in my post (pasted again below). Could you please advise on this? Could you please also comment on other things in my post?

Provide things such as family tree, parents savings,land and property details,bank or saving accounts , receipt of pension or funds etc

Hi batleykhan,

As I mentioned earlier, my parents don't have any land/property in India. The only thing I can show is the family tree in India and some savings (around 6-7 lakh INR). Is there anything that I can do to make their application stronger?

If you havent got anything else, then provide whatever you can and hope the ECO believes tha your parents are genuine visitors.

Explain the full circumstances of your parents and family and why you can or cant provide certain docs.

You are then at the mercy of the ECO
