Moms VAF1B refused.. pls advise

Moms VAF1B refused.. pls advise

Hi All

Me and my wife work here in UK on tier 1 & tier 2 respectively since about year now. I though to invite my mom to visit us for a month and have a short holiday.

My mom is 54 & a house wife. My father is enjoying a retired life since last year; he is not too keen to travel here. My mother applied family visitor visa on 21 Jul 2011. Today received refusal with reasons.

1. You have applied for entry clearance to UK for 1 month to visit your son. I recognize that family visits are important. I must assess the information you have provided about you separately from your sponsor’s part of application.
2. You state that you are supported by spouse / family member, and that you are house wife. You also state that you do not receive any income. You have provided no evidence of your circumstances in India.
3. It is your responsibility to satisfy me that your personal circumstances in India are such that if granted leave to enter you will abide by all the conditions attached to about such leave and that you will leave the UK on completion of proposed visit. But you have not done this because you have not submitted any evidence to demonstrate what your personal circumstances may be. Therefore I am not satisfied that you are genuinely seeking entry as stated.

I submitted following documents

1. Application Form
2. India home property tax receipt. (My dad purchased this on my mums name)
3. My financial docs As I was the sponsorer
4. My wifes financial docs as to make case stronger
5. My dad received his PF on his retirement which he deposited in bank FD (certificate of that)
6. My moms marriage certificate
7. Council tax receipt and rent agreement

Is there anything I missed?

I believed Property tax receipt and marriage certificate (34 yrs being married) should have considered as proof?

I did not find respective category for this so posted under my VISA category.

Please advice..

Appeal or reapply with more evidence of strong ties to India.

Should I appeal? If Yes, with what additional proofs?

Hi Vinny.. Thanks for the reply..

I did some homework before applying my mums VISA and came across one of the link you’ve given.
I thought as the apartment in India is on my mothers name and my father whom she married and living since last 34 years is not accompanying her here, should have been sufficient to prove her strong ties with India.

I had also shown my dads retirement savings.

If I choose to appeal what additional proofs can I show?
1. We have 2 more properties (1 on my dad and 1 on my name)  Will that make any difference?
2. My younger unmarried sister is living with them (not dependent)  not sure if that is helpful and all I can attach is her passport copy.

Nothing else comes in my mind to make case stronger.. Please suggest some common proofs to show she will return back India..

Hi

Did you submiteed a cover letter stating that I will ensure she would leave the country before her visa expires. Also if you can submit property documents in her name this will make her case stronger...

Thanks for the suggestion Gaurav,

Unfortunately I did not mentioned that in the invitation letter. I found a specimen copy on internet which I changed as per my need.

I will keep this in mind while I do appeal this decision.
I have attached tax receipt as home ownership, as in India tenants can not have this on their name. I will try to provide Index 2 / agreement copy on top of that.
