Accommodation for Spouse Visa

I'm planning to include the following for my husband's application re: accommodation:

-Tenancy agreement
-Letter from housing officer confirming size of property, assured tenancy, permission for my husband to move in and current residents
- Council tax bill
- utility letter

Is this sufficient? I know many people include housing reports, but I've read a few times that this is when there is a chance of overcrowding. Given it's just 1 adult and 1 child in a 2 bed flat do i really need to add this??
