I think there are some restriction for the people who are in limited live to remain for mortgage or to open business etc.

@Nuchi, there is no restriction unless your visa has less than 6 months leave to remain as at the time you apply.

For the business side, you don't need a residency to register business as a matter of fact, you can get a mortgage even if you don't have residency as long as you can should proof that you meet up with payment and have a minimum of 40% deposit of the value.

Once you have granted 3 year discretionary leave, you shouldn`t have any problem to grant further 3 years discretionary leave. Now you are in a running truck. Unless you have a criminal convictions. So don`t worry about that.
