Tenancy agreement query

Hi everyone

I am a british citizen and my my wife is living in India now. I would like to apply for the dependent visa for her to come to UK from India.

I am currently living in a shared flat. I'm renting a studio flats and will move there on 1/10/2014 but I'm going to apply for my spouse visa on 20/9/2014 with letting agent contract letter & surveyor report but I don't have tenancy agreement I got the proof for my deposit as well but I can get my tenancy on 1/10/2014 so I like to apply with letting agent contract letter is it enough....?

Or I have to wait till 01/10/2014 to get the tenancy contract and apply for the visa after October 1st?

If you gonna pay for the new place b4 the date,why not speak to the letting agent if you can have it before then,because you need to get a letter stating your partner can move in with you as well.
Home office needs to see your partner has the landlord's permission to stay in the house with the tenancy agreement.
